Pre-Inspected Listings
Home inspections originated for the benefit of the buyer. But over the years,
we realized that pre-inspections (seller initiated inspections prior to listing)
are more beneficial than inspections requested by the buyer.
The innovative way to sell your home is to have your home pre-inspected so that
you know the conditions of your home. The inspection could reveal items that may
need immediate repair. It takes a lot of work to sell your home, and once you
have a signed agreement (usually contingent on the outcome of an inspection) any
latent defects or problems can cause renegotiations or a cancelled sale.
Renegotiations can also be difficult and time consuming.
A seller who has a pre-inspection preformed will be ready to accept an offer and
close the deal.
A pre-inspection gives your home the marketing edge!
Although a home inspection is not required, the State of Ohio now requires that
you disclose the "true condition of the home you are selling." A pre-inspection
may point out something you did not know so you feel comfortable about how you
have described your home's condition, both before and after the sale. It can
give you peace of mind by not worrying over post-sale litigation once you have
settled into your new destination.
